FAQs About Homeowner's Insurance and Your Roofing

Tar Heel Construction has over 15 years of serving the local Harford and Baltimore Counties with new roofs and other exterior systems such as siding, windows, gutters, and more. We are trusted by countless local home and business owners as their go-to roofing contractor in Havre De Grace. In that time, we have had our fair share of experience with insurance claims. work and communicate with insurance companies in the event of a claim that has occurred.

Here are a few frequently asked questions that often come up when a homeowner has damage occur to their home.

  1. Will my homeowners insurance cover me for a new roof?
It all depends. We have learned that every home insurance policy is different in what it covers and how much it will cover. Homeowners insurance is reserved for spontaneous events such as a large windstorm, windblown rain, lightning, fire, hail, etc. As a top-notch roofer in Havre De Grace, it is our experience that if the roof has damage due to one of these events it may be covered.
  2. Does the age of my roof matter?
Yet again, it depends on the policy and insurance company. The age of the roof should be disclosed to the insurance company when the policy was started so the insurance company should know the correct age of the roof when they agreed to the homeowners insurance. If the age was disclosed properly then it should not affect the approval of a claim.
  3. Will it cover the total repair/replacement of my roof?
If a claim was approved by the insurance company, it may not cover the total replacement of the roof. It depends on the carrier and specific policy. As an Havre De Grace roof repair pro, it is our experience that some carriers will honor the whole roof replacement if a portion was damaged. Some will not. Also, some insurance companies cover a depreciated cost of the roof. This means that they factor in the age of the roof and only payout of a portion of what a totally new roof system would cost.
  4. Are leaks covered under my homeowner's insurance policy?
If the leak was caused by normal age and wear and tear of the roof then it probably will not be covered. If the leak was due to a storm such as a windblown rain that somehow penetrated the roofing system then it has a chance to be covered. It all depends on how the homeowner's insurance states it will cover damages.
  5. If the wind blows off my roof will insurance replace it?
In Harford County, we have experienced some serious wind storms that can wipe out your Havre De Grace roofing. There was a spring storm a few years back and a lot of local homeowners had damage or missing shingles due to the storm. This event was considered a catastrophe by the insurance companies. It was our experience that many of the roofs were covered for total replacement but of course, it varies situation to situation.
